Renting Your property
We are boutique and work for our clienteles to provide a specialised service so we conduct private viewings at specific times to suit our clients compared to traditional management companies. This one on one service is a great introduction to the level of service we offer our tenants which ultimately helps us achieve our goal for you as an owner: ROI
All tenancy applicants are verified on a national and international tenancy databases the same day application is received. This prevents the applicant to renegotiate the terms or go elsewhere. All suitable applicants will be referred to the owner for a decision and Stay Ltd will then confirm the rental agreement for the time period discussed. The tenancy documentation will be prepared within 24 hours from when owner approval is received and an entry inspection is completed if not completed already.

Stay Ltd has a diverse rotating clientele pool given our relationships with the corporate sector both nationally and internationally. Timing is everything and we like to grab every head start we can! Rent Collection & Payments
Stay monitors all rent payments and have a zero tolerance rent arrears policy.
Should the tenancy terminate, you will be informed throughout the legal process and advised once the rent arrears have been paid by the tenant.
All payments received by Stay will be banked into your nominated bank account within 3 working days of the 1st of the month, except January which will be 3 working days of the 15th of the month.
Repairs & Maintenance
All non-urgent repair requests from tenants will be attended to within 5 working days of receival. Repairs not exceeding $350 will be scheduled automatically and the owner will be informed. Repairs exceeding $350, will be arranged only upon approval unless the repair is defined as urgent under the Residential Tenancies Act at which the repair will be scheduled immediately. All maintenance work carried out will be by licensed and insured tradespeople. You will be provided with a copy of the invoices for all work arranged on your behalf for the property.
Tenancy Agreement Renewals
We will review the tenancy agreement for your property 30 days prior to its expiry.
We will offer the tenant a renewal of the tenancy agreement for the same period as the initial agreement at the same rent or higher if the market justifies it as is within the timeframe to do so. You will be updated throughout this process.
Routine Inspections
Stay Ltd will carry out a routine inspection 2 months after the new tenancy agreement starts and then every 6 months thereafter unless instructed otherwise.
Tenant Vacating
We will notify you of the tenancy termination and will proceed to advertise the property again via the agreed advertising plan if required.
An exit inspection is completed after the tenant moves out. The tenant’s rental bond will be refunded accordingly with any relevant deductions considered once all rent, water rates, power bill and any cleaning or repair invoices are fully paid for.
Data policy
The data that is collected is used for lawful purposes only and processed by the company within its legal and moral boundaries and is protected against unauthorised access by internal or external parties. Your data will no be communicated informally, transferred or distributed to any external parties that do not have adequate data protection policies and that is not agreed upon by the data’s owner.
